Debt-service-coverage ratio (DSCR)

The ratio of property income to debt service, used in DSCR loan qualification and in commercial real estate.

DSCR ≥ 1.0 means the property's income covers its debt service; DSCR ≥ 1.25 is a common conservative threshold for investment properties.
