DSCR loan

A non-QM investment-property mortgage qualified on the property's debt-service-coverage ratio rather than the borrower's personal income.

The DSCR is the ratio of monthly rental income to the proposed mortgage payment. Investors typically require 1.0 or higher; lower ratios may qualify with rate adjustments.
