RateStack vs. ICE Mortgage Pricing

ICE Mortgage Technology owns the broadest mortgage-tech stack in the U.S. RateStack is the focused alternative for teams who don't need the full ICE bundle and want a vendor whose only job is loan-level pricing.

ICE Mortgage Technology is the largest player in the U.S. mortgage software market following the 2023 acquisition of Black Knight. Their stack covers LOS (Encompass), pricing, secondary, servicing, data, and analytics — a one-vendor path for teams that want it.

For lenders already deep on Encompass + the rest of the ICE stack, using ICE's pricing capabilities has obvious bundle benefits. For lenders who want best-of-breed, RateStack is one of the focused alternatives — pricing, lock management, ratesheet automation, comp/margin, AMI/eligibility — and nothing else.

The integration story: RateStack speaks MISMO 3.4 / ULAD natively, so it integrates with Encompass and other LOS systems without requiring you to live inside the ICE bundle. We don't compete with ICE on stack breadth; we compete on focus and explainability.

Counterintuitive

When ICE Mortgage Pricing is the better choice.

We don't pretend to be the right answer for everyone. Here's where we'd point you elsewhere.

ICE Mortgage Pricing within the ICE bundle is the better choice when:

  • You're committed to the ICE stack end-to-end. The bundle has integration synergies that any third-party PPE, including RateStack, can't fully replicate.
  • You need turnkey servicing or LOS capabilities. RateStack does pricing, locks, and ratesheet automation. We don't do LOS or servicing and won't pretend to.
  • You require SOC 2 Type II today. ICE has long-standing attestations; we're still in the audit window.
  • Your procurement strongly favors single-vendor relationships. Some shops do; that's a real constraint.

We compete when teams want a focused PPE that talks MISMO to their existing LOS — including Encompass — and prioritizes audit substrate over stack breadth.

If you decide to migrate

What a switch actually looks like.

The realistic timeline, the integration surfaces, the data you'd port over.

For Encompass-on-ICE customers, RateStack integrates via MISMO 3.4 (loan import) and webhooks (event distribution). The ICE pricing and lock systems can stay running during migration; downstream consumers gradually repoint at RateStack as confidence builds.

Realistic timeline: 6-8 weeks for a customer with deep Encompass customization, faster for shops with cleaner integration surfaces. Most of the time goes into reconciling rules and shadow-production validation.

Frequently asked

What buyers ask us.

Does RateStack replace Encompass?

No. RateStack is a pricing platform, not a loan origination system. We integrate with Encompass via MISMO 3.4 / ULAD and webhooks; many of our customers run Encompass for LOS and RateStack for pricing.

What about servicing, compliance, and analytics?

Outside our scope. RateStack does pricing, locks, ratesheet automation, comp/margin, and AMI/eligibility. Servicing platforms, full LOS suites, and broader analytics platforms are separate vendor relationships. We integrate cleanly via APIs and events.

Can I move pricing to RateStack while keeping the rest of ICE?

Yes — that's the most common adoption pattern for ICE customers who want a focused PPE alternative. The MISMO and webhook integration surfaces handle the boundary cleanly.
